Roof Problems Pleasanton Homeowners Actually Face

Pleasanton runs dry summers with months of intense sun and almost no rain, then winter storms that drop a season's worth of water in a few days. That cycle is hard on 1950s ranch homes and 1990s tile tract homes alike, because the materials on each roof age on different schedules.

• Cracked pipe boots — the rubber collar around a plumbing vent bakes in the sun until it splits, and water then wicks down the pipe and stains the ceiling below.
• Failed valley flashing — where two rooflines meet, debris collects and the metal corrodes, so a slow drip rots the plywood sheathing and the rafter tails behind the fascia.
• Granule loss on asphalt shingles — sun exposure strips the protective surface until the mat shows, then the shingle curls at the edges and sheds more material with every storm.
• Original felt under clay tile and concrete tile — the tile lasts decades, but the roofing felt underneath hits end-of-life wear; once it tears, water sits on the deck and decay sets in.
• Clogged gutters and downspouts — leaf litter and grit block the flow, water backs up under the eave, and the soffit and fascia begin to peel and spall.
• Weak attic ventilation — a ridge vent paired with a soffit vent or attic fan keeps the roof deck dry; without it, trapped heat cooks shingles from underneath and shortens their life.
• Wind uplift at the rake and ridge — winter gusts lift the rake edge first, popping the ring-shank nails in that starter course and leaving a gap where rain enters.

None of these mend themselves. Catching rot or a sagging roofline early is the difference between repairing one section and paying for a full tear-off.
